Builders create more than just new homes; they create neighborhoods and communities.  Many builders construct “inventory homes” that allow a buyer to purchase a brand new home without the wait time to build.  When the end of the calendar year comes near, many builders increase their supply of inventory to accommodate the numerous homebuyers looking to get settled into their new home before year’s end.  This creates the perfect opportunity to secure a new home and  take advantage of pricing incentives that the builder may be offering.

There are great programs to help those who want to buy a home get a mortgage. Having trouble putting together the down payment? There are also programs available to assist with down payments. And if you are a veteran, physician, physician’s assistant, nurse practitioner, RN, pharmacist, veterinarian, dentist, dental surgeon, CPA or attorney there are even more options available with Professional Loan Programs. Below are some of the more popular mortgage products currently available.

Basic Federal Housing Administration (FHA) Loans

Not only are FHA loans great for first-time homebuyers they are also available for existing homeowners. Interest rates are typically the same as conventional loans, making FHA loans a very affordable option, especially for borrowers without the ability to make a large down payment. Another feature of FHA loans is that they are assumable. This means when a seller with an FHA loan sells the property, the loan and its financing terms (interest rate) can be transferred to the new buyer - a feature that will certainly make a property more intriguing in times of rising interest rates.

These guidelines are detailed and may differ from county to county.

Bridge Loan St. Charles County Missouri

Bridge Loan

Bridge financing is for prospective borrowers who want to use the lendable equity in their existing residence as a down payment for the purchase of another property. A bridge loan program first encompasses a lien on the borrower’s existing primary residence to be sold. Then a separate, permanent loan will be made on the property to be purchased.

It’s that time again - real estate assessments are here! St. Louis and St. Charles County property owners have recently received their bi-yearly real estate assessment.  The good part? Property values are up. That means homes are worth more and likely have more equity. The not-so-good part? Higher property values means your associated real estate assessments are higher too.

The assessment itself is not a bill. The Assessor doesn’t create value and set tax rates, they measure market values and create assessments. If sales go up in an area, market values and assessments will increase. It’s political subdivisions that determine the tax rate. These tax jurisdictions usually do this by dividing the total value of the properties in their boundaries by their budgetary needs. By the end of October these numbers are sent to the Collector of Revenue to calculate and issue property tax bills. 

What is a real estate assessment?

Property tax bills are usually figured into and paid with your mortgage payments. Those who have already paid off their home will want to be sure to budget for yearly property taxes. The property tax revenue pays for our towns to have quality roads, schools, and other public services. The real estate assessment process helps ensure the value of your home reflects current economic conditions and that property taxes are distributed fairly.
“There is a lot of information that is used to prepare the assessments,” says St. Charles County Assessor Scott Shipman. “Starting in July the year prior, we gather data concerning all facets of real estate value. This mass appraisal process includes measurements of all buildings, land descriptions, building permits, market information, and land sales and depreciation studies. Appraisers also conduct exterior reviews of properties to observe any differences not listed in the property data. All this information is entered and managed in our database, and we conduct statistical analysis tests as a final step before market values and assessments are produced.”
Most towns encourage property owners to research and confirm assessment data by either going to the assessor’s office or viewing the assessment data online. You might be surprised to learn that Two Plumbers Brewery was not founded by plumbers but by two childhood friends, a microbiologist and an animator, that love making beer. The plumbers are actually a reference to characters in a classic video game. In March 2017 Two Plumbers Brewery + Arcade was opened in an accessible strip mall location in St. Charles. Part brewery and part arcade, this 21 and over brewpub offers a bit of a departure from your usual brewery. In addition to their own beers they have several rotating taps serving beers from other Missouri breweries. They offer Dan O's pizza or you can bring your own food.
