The Boehmer Team Combine Real Estate and Philanthropy


2016 brought an active real estate market to the St. Louis and St. Charles County, Missouri areas and signs point to a similar 2017. The busy market was both demanding and rewarding for The Boehmer Team, who was able to help hundreds of families and individuals buy or sell a home. 

With each home that The Boehmer Team lists, a donation is made to Sunshine Kids, a charity benefitting children with cancer. The Sunshine Kids listing donation program was created by their brokerage, Berkshire Hathaway HomeServices Select Properties and is available to all BHHS Select Properties agents. For the last 8 years, The Boehmer Team has been recognized as top contributors to the listing donation program.

In addition to the listing program, The Boehmer Team works events that raise funds for Sunshine Kids all year long. Sunshine Kids is a national organization that has benefitted St. Louis and St. Charles County area children through trips and events where they can interact with other children recovering from or in treatment for cancer.

The Boehmer Team is committed to Sunshine Kids and has a variety of fundraisers throughout the year. This dedication has earned The Boehmer Team a spot as one of the top 10 contributors to Sunshine Kids in the Berkshire Hathaway HomeServices network nationwide.

Another organization that is near and dear to The Boehmer Team is Hunt For Justice. The Boehmer Team was fortunate to meet Chris and Jessie Hunt when they helped them purchase a home after relocating from out-of-state over ten years ago. 

“They are wonderful people with huge hearts and a desire to help others,” said Linda Boehmer. “Their dedication is contagious.”

The Boehmer Team’s support for Hunt For Justice includes: sponsoring trivia events, volunteering and sponsoring opportunities at the annual Hunt for Justice Golf Tournament, donating items for the annual garage sale fundraiser, operating a survivor football pool that donates proceeds to the organization and making a contribution for anyone who buys or sells a home that uses or learns of The Boehmer Team through the Hunt for Justice organization.

The Boehmer Team had the opportunity to help another local first responder that suffered an extreme hardship in 2016.  They were able to assist this family by making a donation that will allow them to make structural alterations needed to make their home suitable for their needs.

In addition The Boehmer Team strongly support the St. Charles Lions Club by sponsoring trivia night, golf tournaments, raffles, and holiday support for the Missouri School for the Blind residents.

The entire Boehmer Team is willing to help when needed.  All members of the team share a genuine caring nature and desire to give back to the community in which they live and work. The team also support numerous local school events including sports, dance, theatrical, young business leaders and various other student activities and organizations.

Las Posadas December 03, 2016
Join us for the re-enactment of the Spanish Tradition of "Las Posadas".  The procession begins at Boone's Lick and South Main and proceeds to Frontier Park.  Participants carry candles while following Mary and Joseph as they seek shelter prior to arriving at Bethlehem.  Our journey ends at a live nativity scene on the riverfront.  A celebration follows with Christmas carols around the Yule Log bonfire. 

Santa at the Old Town Log Cabin – St. Peters December 3, 1-3pm
Get your kids' wish list together, and visit Santa for FREE at the Old Town Log Cabin in Old Town St. Peters. Enjoy horse-drawn carriage rides, hot chocolate and cookies. It's all FREE! Bring your own camera, and dress appropriately -- this is an outdoor event. The Log Cabin is located at 141 Gatty Drive across from Old Town Park. 


Santa's North Pole Dash and Children's Snowman Shuffle – St. Charles, Mo December 3
This fun fundraiser for the Greater St. Charles County Chamber is in its sixth year! Come join the fun in historic downtown St. Charles. Race participants can receive special deals with many main street merchants by wearing their race shirt into the shops after the race.

St Charles Big Band – Holiday Concert @ Lindenwood Scheidegger Center for the Arts December 13
The Concert Band will open the program at 7 PM with classic and contemporary Holiday Music, with a visit from Santa Claus expected. After a brief intermission, the Big  Band will  perform pop Holiday Favorites with a featured vocalist.

How Do I Know If I’m Buying A Haunted House?


In today’s competitive home buying market, buyers are often waiting for the right house to come on the market and then making an offer as soon as they see it. But how do you know if the house you’ve just put an offer on is haunted? The answer, you don’t. However there are some things you can do to find out for yourself.

In Missouri Sellers Do Not Have to Disclose If A House Is Haunted


In Missouri sellers do not have to disclose if a house is psychologically stigmatized, as only physical defects have to be disclosed. Stigmatized properties include properties that are not defective in any physical manner, but may have psychological or emotional factors due to a murder, suicide or paranormal activity at the property. So a haunted property would be considered a stigmatized property.

 
Even though sellers don’t have to disclose if a house is stigmatized, it may be a prudent course of action to disclose the home’s history. If a seller doesn’t disclose, and a buyer finds out about the stigmatization after putting an offer on the property, the buyer may have grounds to pull out of the transaction. All this of course, would further stigmatize the property.

Disclosing a stigma about a property may actually draw the perfect buyer. There may be a buyer who is a paranormal expert, a murder-mystery fan or someone who just doesn’t care about the stigmatization and is happy that the sellers are honest about the property.  So being honest and forthcoming about a property’s stigmatization is usually the best course of action.

If sellers don’t disclose that a house is haunted or has some other stigmatizing history, how does a buyer find out about it? Google the address to find any news stories that are related to the home. Also, you can talk to the neighbors. Talking to the neighbors will offer a good opportunity to introduce yourself and learn more about the property and the neighborhood. Chances are the neighbors will tell you everything they know and will be happy to get someone new into the home to give it a fresh feel and help put the stigma in the past.

Did you know that fall is a great time to list your home for sale in the St. Louis real estate market? Our region has four distinct seasons and the weather is a huge help for getting folks out of their homes and in front of yours. But the weather isn’t the only reason.

In the fall families have returned from their summer vacations. The kids are back in school and on a normal routine again. This creates windows of opportunity for parents to search for homes.

How Reliable is Zillow Really?

Maybe you’ve seen the commercials or done a quick Google search for real estate and found Zillow. They spend a lot of money on advertising and search engine optimization to be sure that you find them. But what you may not know is that beyond the hype, you can’t always trust buying or selling a St. Louis area home with help from Zillow.

Home Sellers Using Zillow Should Look Closer 


Zillow offers a Zestimate, a free tool that gives you the approximate price your home is worth. However in testing the algorithm used to create these Zestimates nationally, even Zillow knows that they are not accurate. Zillow even points out that the Zestimate “is a starting point in determining a home’s value and is not an official appraisal.”

“Nationally, the Zestimate has a median error rate of 5.4%,” according to Zillow.com. On a national scale that’s equal to an error of about $14,000 per home nationally.
According to Zillow, nationwide, Zestimates are currently within 5% of the final sale price 47.3% of the time. (Meaning 56.3% of the time they are off by more than 5% of a home’s’ actual value.)
In the U.S. as a whole, Zestimates are currently within 10% of the final sale price 69.6% of the time. (Meaning 30.4% of the time they are more than 10% off on a home’s value.)
Nationally, Zestimates are currently within 20% of the final sale price 86.4% of the time. (Meaning 13.6% of the time they are off by more than a whopping 20% on a home’s value.)

Zillow even recommends, “Getting a comparative market analysis (CMA) from a real estate agent. Getting an appraisal from a professional appraiser. Visiting the house (whenever possible).” In fact, Zillow’s own CEO recently sold his own home at price that was 40% off from the Zestimate it was given on Zillow.

The Rise of The Home Valuation Tool


Since Zillow’s rise in the marketplace many others have created and implemented online home valuation models. These use publicly submitted data from local tax records. However tax records often do not reflect updates to homes or special features that might make one home worth more than the next.

the truth about zestimatesThese tools cannot see that you’ve completely remodeled your bathrooms while your neighbor’s house with the same floor plan hasn’t been updated in thirty years. They may not take into account that you have a finished basement and a new roof, while the neighbor’s house doesn’t. Though some like Zillow offer features for homeowners to add some of these updates to adjust their home’s valuation, Zillow still recommends “homeowners to supplement Zillow's information by doing other research.”

Home Buyers Using Zillow Often Miss Out

“I’d like to see these three homes I found on Zillow,” said a recent homebuyer. 

We had to tell the buyer, “this one is sold, this one is already pending the sale and this one just had an offer so we have two hours to see the home, decide if you like it and put in a competing offer.”

How could that be the case? Zillow is not very accurate. They have so much national data to handle that their data updates are often slow. Meaning that the data on the homes you see on Zillow is often old. In the current competitive sellers market, this means that by the time you find a home you want to see on Zillow, there is a good chance it will already be under contract or sold.
