What Is An Inventory Home?

What is an inventory home?

An inventory home is a completed new construction home that is available for sale by the builder. Inventory homes are the builder’s way of offering the buying public an opportunity for owning a brand new home without the wait time of the building process (typically 4-6 months).

Home buyers who want a newly constructed home but are overwhelmed by the process of making selections on colors and finishes should take a look at inventory homes. And for those buyers who need to see exactly what they are getting without having to visualize their finished home from a display home or a floor plan brochure, an inventory home is a great option.

Why Inventory Homes Are Great For Home Buyers

New construction homes are great homes to purchase. They require less maintenance, are more energy efficient and are safer than older homes. Newly constructed homes often come with warranties that are far better than any warranty you can get on an existing home.

In addition to all the great reasons for getting a newly built home, builder inventory homes offer other great perks as well. For example, a home buyer gets to enjoy the beautiful results and hard work of interior finishes that were a collaboration of the builder and their interior designers.

Together they create a home that is on trend with some of the most popular colors and finishes for details such as flooring, countertops, light fixtures, and other details. This ensures that you don’t have to stress over every selection and wait for the work to be completed.

Many buyers want to be moved into their new home in time for the holiday season.  Builders prepare for these demands and often have great opportunities on brand new, move-in-ready inventory homes.  Although every builder is different, it is not uncommon to find year-end savings or promotional opportunities on these homes.

Home Buying with Increasing Mortgage Rates

Home Buying With Increasing Mortgage Rates

It’s true – like the rest of the U.S., St. Louis and St. Charles county real estate is facing increasing mortgage rates. However, mortgage rates have been up and down throughout the decades and regardless of the rates, people still bought and sold homes. Let’s discuss what homeowners really focus on each month, monthly mortgage payments.

The chart below shows the difference between a principal and interest payment on a $350,000 loan at 5.50%. When the rate increases to 6.00% it is only $111.00 a month difference. While we understand this is an increase, it may be manageable. For example: a borrower that makes a gross monthly salary of about $10,000 will fall within typical guidelines for getting a mortgage of this size loan at the higher rate.

30 Year Fixed Payment Chart

Trusted mortgage loan specialist and Executive Vice President of Paramount Bank, Jeff Griege offered us a great comparison of rates and sales historically with today’s rates and sales:

“In June 2008 the average rate for a 30-year fixed rate loan was 6.45% while home sales for June 2008 were 4.83 Million. In April 2022 home sales were at 5.61 Million. What I mean by this is people are still going to buy homes with a higher rate of interest, especially if the demand for homes decreases as some buyers move out of the market.“

According to Freddie Mac data, the highest mortgage interest rates ever reached in modern history were in 1981. At that time the annual average was 16.63% - and people STILL bought and sold homes. But let’s keep our fingers crossed we don’t see that again.

If you have questions about the process of buying real estate or getting a mortgage loan, contact The Boehmer Team. We can answer your questions, help you with the process and get you in touch with experienced mortgage loan officers that will help you get the best rate. Lighting Your Home Right

Lighting Your Home Right

Have you ever gone into a room that just felt good but you couldn’t put your finger on why? It could be the lighting. In a well-lit room, everyone feels relaxed and looks their best. This is why it is important to be considerate of the bulbs and fixtures in your home and how they can create a more inviting environment that encourages people to linger.

Use Dimmers

LIGHTING MISSTEPS AND CORRECTIONS

  • Lighting Misstep: Avoid overly bright overhead lights that can tire the eyes.
  • Correction: Install dimmers.

  • Lighting Misstep: Not matching the function of the room.
  • Correction: Localize and layer your light sources to focus lighting on the main functions of a room.

  • Lighting Misstep: Using different types and colors of bulbs in the same room.
  • Correction: Learn about light bulbs and choose a similar type of bulb throughout a room to avoid different colors and frequencies of light that could make a room feel disjointed.

  • Lighting Misstep: Using lighting at all the same height.
  • Correction: Implement lighting at different heights to fill a room with soft light and create better ambiance.

LIGHT IT RIGHT – ROOM BY ROOM

Entryway Lighting

Entryway Lighting: The entryway is where your lighting story for your home begins.  Fun and functional lighting like an entry table lamp and overhead light make a great start and set the stage for the rest of the home.

Living Room Lighting

Great Room Lighting: This is a place to put our feet up or have great conversations with friends and family. Add light to your seating areas with table and floor lamps. To draw the eye up to a high or vaulted ceiling, use overhead lights. If the room has standout architectural features highlight them with a spotlight or sconces.

Kitchen Lighting

Kitchen Lighting: When lighting a kitchen, it’s about merging style with function. Good overhead lighting and lighting for cutting surfaces is important. One of the most visible forms of kitchen lighting are pendants that hang over islands or peninsulas. You can choose to have them blend in or stand out. A good tip is to match your pendants to the materials on your cabinet hardware.

Dining Room Lighting

Dining Room Lighting: In a dining room, the lighting is one of the main focal points. This is the place to splurge on lighting and put up your favorite chandelier, as it will hang at or a little above eye level. Don’t forget to install a dimmer switch in this room to set the mood. Want to tie in the dining room lighting in to your kitchen space? The tip here is to use a material or shape that is cohesive with the kitchen design.

Bedroom Lighting Tips

Bedroom Lighting: Bedroom lighting starts with overhead light. This could be a pendant, flush, lighted fan or chandelier. Then coordinate your secondary lighting choices like table lamps or sconces by choosing a similar material, color or shape that appears in your overhead lighting.

Our favorite tip is to be sure to use the same color and type of lighting within the same room. In other words, don’t make a room disjointed by mixing halogen and LED lights in the same space. Also, don’t forget to utilize natural light to brighten your spaces and save energy. Check out some of our favorite places to shop for home lighting: Houzz.com and Wayfair.com. How to Make the Best Offer on a Home

How to Make the Best Offer on a Home

Like most of the country St. Louis and St. Charles County are currently experiencing a sellers market.  This means that there are more buyers in the market than there are sellers. This is great if you are currently selling a home. However if you are a homebuyer, this means that you are facing competition against other buyers when trying to purchase a home for sale.  With a few tips, and help from your trusted Realtor, you’ll be prepared to make the best offer on a house and procure the home of your dreams.

Get Pre-Approved for a Mortgage

Unless you are paying cash for a home, start your home search by talking to a mortgage lender and getting pre-approved for a mortgage loan. Home sellers will take cash and pre-approved offers over offers that don’t confirm their ability to finance the home. Also, getting pre-approved will help you better determine your budget for your home.

Get Pre-Approved for a Mortgage

Lean On Your Realtor

Talk to your Realtor to gain some useful information. An experienced Realtor (like the ones on The Boehmer Team) will be able to gather more information about what neighboring homes have sold for and the number of other offers the home has received.  This information will help you decide on a strong offer to make on the home.

Your Realtor can help determine a winning bid.

Hold Back on Contingencies

Contingencies are items that need to be addressed before closing on a home or clauses in the contract that give you an out if something arises. These can be beneficial to homebuyers, but a headache for home sellers. Sellers will prefer to accept a contract on their home that includes the least amount of contingencies. Discuss with your real estate professional the options of making an “As-Is” type of offer limiting the seller’s responsibility of making repairs.

Hold Back on Contingencies

Make a Personal Connection

If a seller has a personal connection with a buyer, they are more likely to choose the buyer they have a connection with. If you know other people in the neighborhood, or have other acquaintances in common with the homeowner, tell them in order to build your personal connection. Some people make their case in writing by including a hand-written letter with their offer describing why they would make the best choice as the homebuyers for the property.

Whatever you decide, be sure to be prepared and be ready to act fast. If you are afraid of making a mistake after going all in on a home, keep in mind that there will likely be another chance to make some negotiations on the deal after getting the results of the home inspection. If you have questions about making an offer on a home or about the home buying or selling process, contact The Boehmer Team. We’ll be happy to share our expertise.

St. Charles County Real Estate 2020 Mid-Year Review

St. Charles County Real Estate 2020 Mid-Year Review

We’re half way into 2020 and boy, has it been a roller coaster ride! A pandemic, a recession, an election year and more have made it a VERY memorable and life changing year. But despite our ever-changing external environment, one thing has stayed constant – the need for a home. The pandemic has caused us to spend more time at home than ever and made housing that meets our needs more important than ever. So despite everything, the housing market has remained strong and a good investment in 2020.

Signs of a strong real estate market are backed up with hard data. Take a look at the below charts showing how the 2020 St. Charles County, Missouri real estate market is performing so far. We hope this information will be valuable for you to make the best real estate decisions for you and your family.

Number of Homes for Sale

Number of homes for sale in St. Charles County

This first chart showing active real estate listings by month over the past three years ends on a down trajectory. This means that there are not as many homes available for sale as there have been mid-year in the past three years. The low availability of listings and continued demand from homebuyers point to a continued sellers market.

Median Sales Price

Median Home Sale Price in St. Charles County Missouri

This chart shows that home prices are still growing. If you’ve been thinking about listing a residential property for sale, now is a great time to get a lot of value from the sale. If you’re thinking of buying a home, now is also a great time to take advantage of still low historic rates and purchase a home before housing prices increase even more.

Original Listing Price Versus Sales Price

Original list price versus sales price for St. Charles County real estate

While sellers like to get the most money they can for their property, buyers want to pay the least they can for a home. Through the negotiation process the final price received for a home is often a little less than the original price the property was listed. The first half of 2020 shows that buyers are negotiating better deals for themselves than the previous three years as the gap of list price to sale price has widened a little.

Days On Market

Number of Days on Market for St. Charles County Homes Listed for Sale

This chart shows that the number of days a home is on the market tend to be shorter in the warm months than in the cold months. Currently we are seeing shorter days on the market that are similar to the same time last year. A smaller number of days on market is another indicator of a sellers market.

- - -

In summary, this data points to continued gains in home prices and continued competition among homebuyers for the real estate listings that are available. Our friends in the home building industry say they are ramping up home building to help offer more new home options for buyers. If you have a home to sell, now is a great time. If you are buying a home, be prepared to act quickly when you find “the one” as you may face a lot of competition.

Working with a great buyers agent, like the buyers agents on The Boehmer Team, will also increase homebuyers’ chances of procuring the perfect home. Prepare a Home for Sale with KonMarie Method

Prepare a Home for Sale with KonMarie Method

In January, 2019, Netflix released Tidying Up with Marie Kondo staring Japanese organizer and author Marie Kondo. In the series Kondo visits various cluttered American homes and helps families get organized with the help of her KonMarie Method. The method consists of grouping all of your items together by category and keeping only the items that “spark joy”, then finding a “home” or specific place in your household for the items.

While this may sound unexciting, the show has been a viral success inspiring people of all ages to organize their spaces. The popularity of Marie Kondo’s KonMarie Method has been proven at resale stores that are reporting big increases of charitable donations this year. Meanwhile we’ve discovered that the KonMarie Method can be very helpful for preparing a St. Louis or St. Charles County home for sale.

Organizing and decluttering the interior and exterior of a home are of upmost importance to make it look good to potential buyers. However this task can be daunting if you have lived in a home for a long time and accumulated a lot of stuff. Getting rid of stuff can be tough for some people but we’ve found that Kondo’s view to focus only on the things you really love helps make it easier to say goodbye to the other stuff.

"I was obsessed with what I could throw away… And I realized my mistake: I was only looking for things to throw out. What I should be doing is finding the things I want to keep. Identifying the things that make you happy: that is the work of tidying." – Marie Kondo

Using KonMarie Method on a Home Exterior

Consider all of the items on the exterior of your home by category, for example patio furniture. Do you have extra chairs that are just “there”? Get rid of them. Do you have an old BBQ grill that doesn’t work correctly sitting next to a new one you love? Focus on the one you love and let go of the other one. What about lawn ornaments? Do you have more than one? Choose your favorite and donate the rest. Continue to do this by category until you are really happy with the exterior of your home.

Using KonMarie Method in a Garage

Garages are a great place for extra stuff to accumulate. Go through the garage by category. Do you have doubles of any tools, lawn maintenance equipment, or car maintenance equipment? Is anything broken or no longer needed or that no longer spark joy? Sell or donate the items. No longer playing a particular sport because you’ve fallen out of love with it? No need to keep that equipment any more. Someone else would love to have it. Finally, create spaces within the garage to rehome the items you are keeping in an organized manner.

Marie Kondo organized garage

Using KonMarie Method on a Home Interior

To best implement the KonMarie Method on your home’s interior, it helps to make a list of all the categories of items in your home. This way you can mark off the completed categories as you go. Categories might include: clothes, shoes, jewelry, towels, bedding, dishes, placemats, holiday decorations, chairs, couches, tables, porcelain collectibles, candles, books, keep-sakes, etc. Or, print the Ultimate KonMarie Checklist for a premade list of categories to use while organizing.

Basically, if you aren’t in love with something in a particular category enough to use it every year or display it all the time, it isn’t worth keeping as clutter that hides the things that truly bring joy to your home and life. When done removing the items that don’t spark joy, be sure to find specific places to display or store the items you are keeping.

St Charles County Real Estate Market Report - First Half 2018

To be a well-informed homebuyer, seller or investor, it is important to understand the current real estate market conditions. Part of our job is making sure our clients have the information necessary to make the best real estate decisions possible. To help, we’ve put together a report on the real estate market conditions in St. Charles County, Missouri for the first half of 2018.

Number of Homes for Sale

This first chart depicts the number of active real estate listings by month over the past 3 years. As you can see, late spring and early summer have the most homes listed for sale. In 2018, the number of homes listed for sale in January was 1047, while currently there are about 1375 homes listed for sale in the St. Charles County area of Missouri.

Also notice that while summer is a busy selling season, there are still a LOT of homes for sale in the middle of winter. So you can buy or sell a home any time of year.

But when you compare the number of homes for sale in the first half of the year to the two previous years, you can see that 2018 has fewer homes on the market. These conditions point to a sellers market, where there are a similar number of homebuyers looking for homes and a smaller number of homes listed for sale.

Average Sales Price

With a similar number of homebuyers and fewer homes listed, the average sales price of residential property in St. Charles County, Missouri has increased. However unlike 2016 and 2017, where prices increased every month, 2018 has had fluctuations. This may be a sign that prices are leveling or at least not climbing as quickly. If you’ve been thinking about listing a residential property for sale, now is a great time.

Percentage of Original Price Received for a Residential Property

While sellers like to get the most money they can for their property, buyers want to pay the least they can for a home. Through the negotiation process the price received for residential real estate is often a little less than the original price the property was listed. The first half of 2018 shows that with more competition for residential properties, sellers are netting more money for their homes. Look closer at this chart and you’ll notice that homebuyers who purchase in the first quarter of the year (during the winter months) are more likely to get a better deal on their home purchase.

Days On Market

A decreasing number of days on market are another indicator of a sellers market. This points to competition among homebuyers - as there is often more than one buyer looking at and bidding on each home. Homebuyers are sometimes learning this the hard way, when they try to see a home for sale and find out that it already has an accepted contract.

For St. Charles County, Missouri, the first half of 2018 is keeping a similar fast pace of home sales as 2017. Homebuyers should be prepared when looking at homes to act quickly when they find a home they like and prepare for possible bidding wars with other buyers. Working with a great buyers agent, like the buyers agents on The Boehmer Team, will increase a homebuyer’s chances of finding a great property for sale before it is sold.
