Prepare a Home for Sale with KonMarie Method

In January, 2019, Netflix released Tidying Up with Marie Kondo staring Japanese organizer and author Marie Kondo. In the series Kondo visits various cluttered American homes and helps families get organized with the help of her KonMarie Method. The method consists of grouping all of your items together by category and keeping only the items that “spark joy”, then finding a “home” or specific place in your household for the items.

While this may sound unexciting, the show has been a viral success inspiring people of all ages to organize their spaces. The popularity of Marie Kondo’s KonMarie Method has been proven at resale stores that are reporting big increases of charitable donations this year. Meanwhile we’ve discovered that the KonMarie Method can be very helpful for preparing a St. Louis or St. Charles County home for sale.

Organizing and decluttering the interior and exterior of a home are of upmost importance to make it look good to potential buyers. However this task can be daunting if you have lived in a home for a long time and accumulated a lot of stuff. Getting rid of stuff can be tough for some people but we’ve found that Kondo’s view to focus only on the things you really love helps make it easier to say goodbye to the other stuff.

Using KonMarie Method on a Home Exterior

Consider all of the items on the exterior of your home by category, for example patio furniture. Do you have extra chairs that are just “there”? Get rid of them. Do you have an old BBQ grill that doesn’t work correctly sitting next to a new one you love? Focus on the one you love and let go of the other one. What about lawn ornaments? Do you have more than one? Choose your favorite and donate the rest. Continue to do this by category until you are really happy with the exterior of your home.

Using KonMarie Method in a Garage

Garages are a great place for extra stuff to accumulate. Go through the garage by category. Do you have doubles of any tools, lawn maintenance equipment, or car maintenance equipment? Is anything broken or no longer needed or that no longer spark joy? Sell or donate the items. No longer playing a particular sport because you’ve fallen out of love with it? No need to keep that equipment any more. Someone else would love to have it. Finally, create spaces within the garage to rehome the items you are keeping in an organized manner.

Using KonMarie Method on a Home Interior

To best implement the KonMarie Method on your home’s interior, it helps to make a list of all the categories of items in your home. This way you can mark off the completed categories as you go. Categories might include: clothes, shoes, jewelry, towels, bedding, dishes, placemats, holiday decorations, chairs, couches, tables, porcelain collectibles, candles, books, keep-sakes, etc. Or, print the Ultimate KonMarie Checklist for a premade list of categories to use while organizing.

Basically, if you aren’t in love with something in a particular category enough to use it every year or display it all the time, it isn’t worth keeping as clutter that hides the things that truly bring joy to your home and life. When done removing the items that don’t spark joy, be sure to find specific places to display or store the items you are keeping.

Homeowners particularly want to know what they must fix, repair or update to sell a home for the most value versus the effect of holding off on any repairs. The answer depends on how fast the homeowners need to sell, how much budget they have for repairs, and how much they are hoping to net from the sale. Here we’ll explain three ways that homeowners handle selling a home that needs some repairs.

Homeowners needing to sell a home quickly without investing any time or money into the home may decide to skip repairs and sell their home at a discounted price. Why the discount? In order for a home listed for sale that is in need of repairs to compete with other similar homes for sale in the area, the home must be priced at a discount compared to the price of the other homes. Otherwise buyers will simply buy the other homes and the home in need of repairs will linger on the market.

In addition to a lower sale price, homes in need of repair are often referred to as “as is” listings. When a home is listed “as is” it alerts potential buyers that there will be no negotiating for home repairs during the sale process and that what they see is what they get for the price the home is listed. This eliminates confusion and even entices investors and handy homebuyers who are looking for a good deal on a home. But it also could mean that the home takes longer to sell while waiting for the perfect handyman buyer unless it is deeply discounted compared to the competition.

Homeowners that want to net more money from their home sale that have a little time and money to make some repairs to their home have the option to make some repairs and negotiate additional fixes during the home sale negotiation process. In this case we recommend making any fixes that would affect a homebuyer’s ability to gain an occupancy permit for the home.  Items needed for occupancy include working plumbing, heating, electrical and sound structure among others.

For example, does the home need a new roof but there isn’t enough money to replace it? The price of a new roof could be negotiated in the sale process by offering to lower the final sale price to accommodate for the price of a new roof. This type of negotiating could be done for almost any major repair. But homeowners need to keep in mind that homebuyers will usually choose to purchase a home that needs less of their time and effort to move into. 

Also, some loans, like VA loans for veterans, will not cover the purchase of a home where the roof doesn’t meet certain requirements. Loan requirements, time commitments for repairs, and the amount of savings a homebuyer has to make immediate repairs on a home purchase could diminish the pool of potential homebuyers for a home that needs a major repair.

10 Curb Appeal Tips

Whether putting your home on the real estate market or throwing a party, there are several things you can do to make sure your home’s exterior looks great. After all, your home’s first impression happens on the outside. Most homeowners do a great job of cleaning and decorating the areas people see most – inside the home. But often folks forget the importance of the appeal of the outside of the home. So here are some great tips for making your home look great from the outside in.



1. Maintain the lawn & landscaping

It sounds pretty basic but taking the time to mow, weed and trim makes a difference. Going the extra mile with an edger around the base of trees, next to walkways, and near landscaping really shows. Look at your landscaping closely, pull any weeds and trim overgrown bushes. Also, prune any dead limbs on trees or landscaping.

2. Remove any trash or yard clippings

After completing the lawn and landscaping work, get rid of the excess debris. A pile of grass clippings on top of your lawn isn’t appealing. Rake it up or use a bag mower when mowing. Make sure any of the weeds pulled or edging debris is removed. A leaf blower or strong hose is a good way to get rid of any small pieces left behind on concrete driveways, walkways or patios.



3. Replace any exterior lighting that has burned out

Exterior Home LightingLook at your yard just after the sunset. Is there any landscaping lighting that needs to be adjusted? What about security lighting or porch lights? Replacing these bulbs is a quick task that makes a difference. Buyers like to turn on light switches and notice when easily replaced bulbs are missing.  



4. Touch up any paint that is chipping

While we don’t recommend spending the money to have your entire house repainted for a home sale, making sure that any noticeable wear and tear on the current paint job is touched up makes a big difference. Also look at wood or iron railings, stair spindles, porch pillars and window frames for places to touch up the paint.

5. Check the roof and gutters

When was the last time you checked your roof? Be sure any shingles that may have popped up are hammered down. Clear the gutters of any debris. Finally, make sure the downspouts are connected and routed away from your home properly. With the rise of drone photography, photos of homes for sale may now include an image from above your home that will feature your roof. Make sure it is looking good.



6. Attend to any cracked concrete

Small cracks that are less than a quarter inch wide are relatively easy to repair yourself with premixed concrete crack filler that comes in tubes similar to caulk. Fixing larger cracks is also a possible DIY job, or you can hire a concrete repair company to do it for you.

7. Fix the fencing

If you have fencing now is the time to check it. Look for any broken or missing planks then repair or replace them. Touch up any chipped or missing paint. Make sure fencing door latches are working properly.



8. Maintain the mailbox

The mailbox is often the closest thing to the street that people see when they pull up to your property. Check to make sure the mailbox isn’t leaning and fix if it is. Also be sure that the mailbox is clean and touch up the paint if needed. If the mailbox is attached to the front of your home, make sure it is secure and clean.

9. Brighten the front door

Is the front door dirty and dingy? Entry doors take a lot of abuse on daily basis. It may just need a good scrubbing. If paint chipped or missing, touch up or repaint the door. If you’re feeling decorative, add a wreath or welcome sign to add some personality to the front door to make it more inviting.



10. Clean the windows

The exterior side of windows can easily get a buildup of dust and water spots. Consider giving the windows a good scrub.
