What Is An Inventory Home?

What is an inventory home?

An inventory home is a completed new construction home that is available for sale by the builder. Inventory homes are the builder’s way of offering the buying public an opportunity for owning a brand new home without the wait time of the building process (typically 4-6 months).

Home buyers who want a newly constructed home but are overwhelmed by the process of making selections on colors and finishes should take a look at inventory homes. And for those buyers who need to see exactly what they are getting without having to visualize their finished home from a display home or a floor plan brochure, an inventory home is a great option.

Why Inventory Homes Are Great For Home Buyers

New construction homes are great homes to purchase. They require less maintenance, are more energy efficient and are safer than older homes. Newly constructed homes often come with warranties that are far better than any warranty you can get on an existing home.

In addition to all the great reasons for getting a newly built home, builder inventory homes offer other great perks as well. For example, a home buyer gets to enjoy the beautiful results and hard work of interior finishes that were a collaboration of the builder and their interior designers.

Together they create a home that is on trend with some of the most popular colors and finishes for details such as flooring, countertops, light fixtures, and other details. This ensures that you don’t have to stress over every selection and wait for the work to be completed.

Many buyers want to be moved into their new home in time for the holiday season.  Builders prepare for these demands and often have great opportunities on brand new, move-in-ready inventory homes.  Although every builder is different, it is not uncommon to find year-end savings or promotional opportunities on these homes.

Seasonal Opportunities in New Construction

Seasonal Opportunities in New Construction

Builders create more than just new homes; they create neighborhoods and communities.  Many builders construct “inventory homes” that allow a buyer to purchase a brand new home without the wait time to build.  When the end of the calendar year comes near, many builders increase their supply of inventory to accommodate the numerous homebuyers looking to get settled into their new home before year’s end.  This creates the perfect opportunity to secure a new home and  take advantage of pricing incentives that the builder may be offering.

The Boehmer Team has worked closely with multiple homebuilders in St. Louis County and St. Charles County, Missouri for years. We have found that by taking advantage of the builders advertised opportunities, the potential to save some money as well as secure a new home by the end of the year is a win-win for both the buyer and the seller.

St Charles Missouri New Construction Home

Another good reason to buy a new construction inventory home according to Mark Murphy from Bridgewater Community Homes is, “Many of our buyers are putting their existing home on the market and selling right away. Buying our Jump Start home (a completed new construction home) removes the need and expense of a double move and/or putting all possessions into storage for a few months.”

A huge advantage in purchasing a new construction inventory home, other than the fact it is ready to move in and enjoy, is that they often include the most popular upgrades and desirable features that buyers want, without the stress of having to make a lot of decisions.

Most Desired Features of New Construction Homebuyers

Most Desired Features of New Construction Homebuyers

When it comes to building a new home in the St. Louis or St. Charles County area, everyone has their own unique set of preferences and priorities. However, there are certain features that are currently desirable among new construction homebuyers. With our experience assisting local new construction homebuyers and some great input from some quality local homebuilders, we’ve put together a list of the most sought-after features that buyers want in newly built homes.

Energy-Efficient Appliances and Windows

With the increasing awareness of climate change and the need to save money on utility bills, energy efficiency is a top priority for homebuyers. Energy-efficient appliances, windows, and insulation are all highly sought-after features.

Open Floor Plans

Many homebuyers are looking for open floor plans that provide a spacious and welcoming environment. This includes interconnected living spaces, high ceilings, and large windows that allow natural light to flood the home.

smart home technology in new construction

Smart Home Technology

The rise of home automation has made smart home technology a highly desirable feature. Homebuyers are looking for homes with automated lighting and heating systems, smart locks, and integrated home security systems.

“One of the most desired features in today’s new home is smart home technology and security,” says Chris Reatini of homebuilder Genesis Development Company. “Just about everything now and even more in the future can be controlled by your phone. Homeowners like having the convenience to control their new home with their fingertips.  We wire the home for the technology of today and the future. A few of the most popular items include smart thermostats, garage doors, lights, locks, cameras, and security systems. With our smart home app, the possibilities are endless.”

Outdoor Living Spaces

As more people look to spend time outdoors, outdoor living spaces have become increasingly popular. This includes patios, decks, and outdoor kitchens that provide a perfect setting for entertaining guests.

Walk-In Closets

Homebuyers are looking for ample storage space, and walk-in closets are a highly desirable feature. Walk-in closets provide space for storing clothes, shoes, and accessories, while also providing a sense of luxury and convenience.

Large kitchen island and high ceilings

High-End Kitchen Features

With the growing popularity of cooking shows and gourmet cuisine, high-end kitchen features have become a must-have for potential homebuyers. This includes features such as granite or quartz countertops, stainless steel appliances, and custom cabinetry.

Mark Murphy from homebuilder Bridgewater Communities told us, “As the metro areas only home builder dedicated exclusively to the villa lifestyle, most of our customers are downsizing from a larger home. While they are looking for less space, most don’t want to feel as if they have “given up” the spacious feel from their previous home. So, this means high ceilings with wider and taller doorways to create the sense of volume, as well as large kitchens, entertaining spaces, bathrooms, and primary bedrooms. Additionally, outdoor entertaining spaces and flexible spaces inside their new villa are important.”

Home Office

With more people working from home, having a dedicated home office has become an essential feature. Homebuyers are looking for spaces that are quiet and comfortable, providing a productive environment for work.

Home Office

Multiple Bathrooms

Having multiple bathrooms is a highly desirable feature for homebuyers. This includes en suite bathrooms for the master bedroom, as well as half-baths or full-baths for guests.

After years of working with new construction clients, Linda Boehmer says, “We see our new construction clients looking for taller ceilings, transom windows for natural light, low maintenance LVP flooring and high functioning kitchens. Other hot features include laundry rooms that offer more space for laundry needs and storage, oversized kitchen islands with added storage and large seating bars, home offices, screened porches and electrical preparation for electric car chargers. It benefits consumers to research the options. You are only limited by your budget, your imagination and your builder’s menu of options.”

Energy-Efficient Heating and Cooling Systems

Energy-efficient heating and cooling systems are a top priority for homebuyers. This includes HVAC systems that use less energy and provide better temperature control.

Green Building Materials

Homebuyers are looking for homes that use environmentally friendly building materials. This includes materials such as bamboo flooring, recycled glass countertops, and low-VOC paint.

- - -

By incorporating these features into new construction homes, builders create homes that are more attractive to today’s buyers. If you’re thinking of building a home, or buying a newly built or inventory home, contact The Boehmer Team. We are uniquely qualified to serve new construction homebuyers in the St. Louis and St. Charles County areas of Missouri.

The Truth About New Construction “Specialists”

The Truth About New Construction “Specialists”

It seems that more and more Realtors are marketing themselves as a “New Construction Specialist”.  We see a lot of real estate agents in St. Louis and St. Charles County, Missouri use this term every day, and it brings about a fair question in our opinion.  What exactly is it that makes them a “Specialist” in the area of New Construction?

It appears that most of these Realtors are branding themselves as “New Construction Specialists” because they have represented an undisclosed number of buyers that have purchased new construction.  However, having sold 2, 3, 5 or more new construction homes does not make you a specialist by any measure.  Even ten or more sales merely make you better versed in new construction, certainly not a “Specialist”.

St. Charles County New Construction Homes

We are fortunate in our profession that we can brand ourselves any way we choose.  Often times, it can be a misleading claim that consumers fail to question or confirm.  There are several things to consider when hiring a Realtor with claims of being a New Construction Specialist”.

  • How many buyers have they represented purchasing New Home Construction?
  • How many different builders have they worked with when representing a buyer?
  • How many different neighborhoods have they represented a buyer in when purchasing new construction?
  • Do you accompany your clients on the contract, structural meetings, walk throughs, color selections, etc.?
  • Have they ever worked on the builder side of the business?
  • If so, in what capacity?
  • Have they ever represented a builder in new construction sales?
  • If so, how many homes did they sell and how long did they sell?
  • What price range of homes did they sell for the builder?
  • Are they familiar with the builder side of the business regarding land costs, development costs, building and material costs, supply and demand challenges, customer service policies and material specifications? Working on the “builder side” also means representing the builder as a community sales representative, construction manager, service representative or any position where you work directly for the builder.
  • How do they feel they add value as your buyer representative for new construction?
  • Do they have any professional designations that they have earned regarding New Construction?
  • Are they a certified New Construction Specialist as recognized by the National Association of Realtors (NAR)?

brand new home - st charles county

Truth be told, in order to be branding yourself as a “New Construction Specialist”, at a minimum you should have a designation from NAR or your brokerage.  The course should be detailed and include 40 or more hours of training by a qualified professional.  An agent should also have sold a variety of new construction homes, in a variety of municipalities, by a variety of builders in varying price ranges.

The most experienced Realtors are those that have served 10 plus years on both sides of the transaction, both the builder side and the brokerage side.  An added bonus is a Realtor that has had the opportunity to spend time not only selling new construction as a builder representative, but serve time at a management level understanding the challenges that builders face every day.

If you are looking for assistance with your new home construction purchase, contact The Boehmer Team.  We meet the criteria and will put our knowledge and expertise to work for you.

Picking the Perfect Lot

Picking the Perfect Lot

To be perfectly honest, the phrase “perfect” rarely applies to a lot. It really comes down to what features make it perfect or most favorable for the buyer. Choosing the lot or home site where a home will be built is an important part of deciding to build a new home and should be one of a buyer's first considerations.

If you’re building new construction real estate in the St. Louis or St. Charles county area, find a lot you can appreciate for years as well as one that will appreciate in value. When considering features that make one lot better than another, there are a variety of things that may be important.

Quick Summary: How to pick the perfect lot.

To choose the perfect lot to build a new home, one needs to consider: location, size, direction, elevation, drainage plan, surrounding areas, utility pedestals, lot premiums, and what builder options there are for the lot among other details. A local Realtor experienced in new construction can help you address these considerations and guide you through the process of building a new home.

How to pick the best home site

Location

The home site one buys is likely where you are going to live. If you have children in school you’ll need to pay attention to area school district boundaries. If you work outside the home you’ll need to factor in your preferred commute time. Check if the lot is close to shopping, parks or restaurants that you frequent. If the lot is in a new neighborhood being built, you’ll want to consider the neighborhood amenities and/or HOA fees. It's a good idea to check with the municipality you are considering to see if there are specific rules or guidelines that apply.

The Direction of the Lot

We understand that the direction a home will face is often important to buyers. Whatever the reason, the direction a home faces is often considered to be one of the most important factors that buyers consider. Be sure your Realtor and homebuilder know if the direction of the lot it of upmost importance to you.

Home site on a hill

Hilly Versus Level Lots

Do you prefer a level lot or a home built into a hill with a backside of windows to see the view? Think about what you want and what you might be willing to work with.  After all, a truly level lot does not even exist. Due to grading plans and required drainage swails, completely level lots pose a variety of issues and challenges.  While a lot may be mostly level, there are sure to be areas that have slight elevations.

Lot Premiums

Homebuilders may charge a lot premium or additional charge based on lot features and location within a community. Lots with more space, that offer a good view, or something that sets them apart from other lots may draw a lot premium.

Choosing the best home site

Builder Options for a Particular Lot

The choice of homebuilder options may be different based on the lot you choose. If you have a piece of land in mind that you want to build on, you may have a variety of home builders that will help you build develop on the land. If you purchase a lot within a particular neighborhood, you’ll likely only get to use the homebuilder who is developing that neighborhood. So if the homebuilder is important to you, check to see if they can build on your chosen lot or what lots they have available.

Options For Buying New Construction

Options For Buying New Construction

If you are considering buying a newly constructed home in the St. Louis or St. Charles County area, you have several options. St. Louis area homebuilders offer home plans that you can tweak and build from scratch, homes that are currently being built that don’t yet have a buyer, and homes that are completed and waiting for a buyer. This means you can have a beautiful brand new home now, or you can participate in the process to build the perfect home for your family.

Building a new home from scratch

Building a New Home From Scratch

Building a new home that is created specifically for you can be the experience of a lifetime. Picking out the design plans, lot, exterior and interior finishes enable you to create a home that will perfectly fit your life. We’ll admit there can be a lot of steps in creating the perfect home from scratch, but that is why we are here. With the right help, the steps in the home building process make for a great experience. And the results are second to none when you get a home that is created uniquely for you.

Buying a New Home During Construction

Buying a New Home During Construction

Another way to buy a brand new home is to purchase the home while it is being built. Homebuilders are building homes all the time, regardless if a buyer is procured. Purchasing a home that is currently under construction will cut out some of the steps a buyer must do in the regular new home building process while still allowing buyers to choose some of the interior and exterior finishes for the home (depending on the stage of the build).  The Boehmer Team has dedicated a page to such homes called New & Almost Ready For You. This page features homes throughout the St. Louis area that are currently under construction and waiting for a buyer.

Buying a Newly Completed Home

Buying a Newly Completed Home

Homebuyers that want to purchase a new home now, without the wait of the building process, can look to builder inventory homes. An inventory home may have been part of a neighborhood development project, had a buyer that could not complete the sale (at no fault of the builder), or was simply built for inventory purposes. Many fine brand new homes are available throughout the St. Louis area and are just waiting for a buyer. You can find new homes that are completed and available for sale at our New & Now page BuyNewAndNow.com. We update this page weekly with new home inventory that is currently for sale in the St. Louis area.
